Today, I’ll go over the advantages and disadvantages of buying a new construction home on the local housing market.
New construction homes are often quite alluring for home buyers because for many, it represents a clean slate.
This home will start out as your family’s home exclusively. You won’t have to worry about how the former owners took care of the home because you’ll be its first owners.
Here are some other advantages to owning a new construction home:
- All new amenities. From the kitchen appliances to the heating/air conditioning system, you’ll be able to rest assured that these amenities will be in top working condition for a while after you move into the new home.
- Modern home design/layout. When you buy a new construction home, you’re at the cutting edge of real estate in terms of architecture and design. These new homes frequently come with more open space as well as built-in technology – which isn’t always a given in older homes.
- You Have a Say in What Your Dream Home Looks Like. This is especially true if you’re working with a custom builder. If you’re interested in living in a home that has an unconventional floor plan or is tailored to your family’s needs, your best bet is to go with a new construction home.
Pittsburgh Homes
For as many reasons there are for buying a new construction home, there are also reasons for avoiding them.
Here are some of the disadvantages to owning a new construction home:
- New construction homes will likely be further away from the center of the city. That’s because cities typically expand outwards from the core. Thus, if it’s important for you to be within walking distance of all the amenities you could ever need, you may not want to invest in a new construction home.
- New construction homes sit on smaller lots than those that were built decades ago. So if you and your family want to live on two acres of land with ample privacy, you may prefer a resale home instead.
- Upstart costs for a new construction home can add up quickly. While certain appliances may be included in the purchase, you’ll still pay more for such upstart costs as landscaping, interior decorating and more.
