Evidently, a development group recently announced plans to transform that vacant lot where UPMC Braddock Hospital once stood into a multi-use community complex.

The Hospital closed in January 2010 and demolition was later delayed to September 2010.

This new project, which is expected to be completed by the end of 2013, will feature housing units, a community plaza, commercial buildings, retail space, a medical facility and more.

Living in Pittsburgh, PA

According to the recent article, Trek Development Group will invest about $20.3 million to renovate the site of the former hospoital.

First on the agenda will be to construct a 2.5 story office building in Summer 2012, valued at $6 million.

Among other things, the 26,000 square foot building will feature an urgent care medical center.

Down the line, the Community College of Allegheny County may even relocate to the new complex.

Here are some of the other investments that Trek is making to the site:

• 24 rental units including one-bedroom apartments as well as two- and three-bedroom townhomes. Rental rates will likely be set between $675 to $900 a month, including utilities.
• 11 single-family houses, which are expected to be built in Spring 2013
• A 20,000-square-foot community park on Braddock Avenue, including sidewalks, parking and more.

This new development at the former hospital site will add to a quality of life that’s already exemplary in the Pittsburgh, Pennsylvania area.

Now residents will have one more option about where to go shopping and dining. Plus, the new development is likely to breathe new life in the local economy.

Here’s what interested home buyers should be aware of before they enter the local real estate market:

• Currently there are 3,091 resale and new homes on the Pittsburgh market, including 853 in some stage of the foreclosure process.
• Between September and November, the median sales price was $122,000, which was based on 1,089 home sales.
• That median sales price has dropped 2.4 percent since last year, when it was $125,000.
• The median sales price for a 1-bedroom Pittsburgh home was $71,750
• The median sales price for a 2-bedroom home was $97,000
• And the median sales price for 3- and 4- bedroom Pittsburgh homes were $120,000 and $195,000 respectively.
• Here’s how neighboring communities stacked up in terms of median sales price in 2011:

• West Mifflin: $72,000
• Dravosburg: $26,000
• Glassport: $47,000
• West Homestead: $29,700
• Munhall: $52,000
• Homestead: $78,500

• The average price per square foot for a Pittsburgh home was $88, representing a 64.1 percent decrease from the same period last year.
• During the week ending on December 21, the average listing price was $218,618, down 0.3 percent from the week before.
• Here’s how nearby communities stacked up in terms of average listing price:

• West Mifflin: $98,993
• Dravosburg: $49,776
• Glassport: $56,264
• West Homestead: $90,900

Here’s a look at the current state of the Pittsburgh real estate market, based on data from Trulia:

• Currently there are 3,059 resale and new home on the market, including 807 distressed properties.
• In November 2011, the average price per square foot for a Pittsburgh home was $92.
• Compared with last year, that price has dropped by about 78.3 percent.
• Between August and October, the median sales price was $128,500, which represents a 1.1 percent increase when compared to last year.
• During that same period in 2010, the median sales price was $127,150.
• During the week ending on Nov. 23, the average listing price for a Pittsburgh home was $219,281, which is a 0.4 percent decrease when compared to the week before.
• During that previous week, the average listing price was $220,257.
• For the week ending on Nov. 23, the median sales price for a 1-bedroom Pittsburgh home was $83,000
• During that same week, the median sales price for a 2-bedroom Pittsburgh home was $96,000
• And the median sales price for 3- and 4- bedroom homes were $123,000 and $210,500 respectively.

Evidently, some local nonprofit groups want to buy and develop the schools in their communities.  As of right now, all that’s needed is the school board’s approval.

Living in Pittsburgh, PA

The four schools that are expected to be purchased by local nonprofits are valued at $5.9 million.  The schools owe $1.9 million on it.

These vacant schools are the Belmar building, Horace Mann School, Madison school, and Morningside building.  Here’s a look at how these schools will be used if the school board approves their purchase.

• The Cathedral of Praise Church of God, based out of Homewood, wants to use the Belmar building for a K-12 Christian school, day care, community outreach and counseling center.  They have bid $5,000 on the building.
• The non-profit group New Hope for Neighborhood Renewal, which is a faith-based group that works on community development, wants to use the Horace Mann building, although the group hasn’t specified what it would use the building for.  The group has asked the school district to hold the building through August so that they can gather the necessary funds.
• A real estate company, Forbes Trail Development, wants to purchase the old Morningside school and create a 16-unit apartment building.  The company has bid $50,000 for that building.
• And Schenley Heights Community Development Program, which is a non-profit based out of the Upper Hill District, wants to purchase the Madison school in order to expand its tutoring program after school.  There are even talks of creating a charter school there for special needs elementary students. The group has bid $50,000 on that building.

Based on the most recent data available,  there were 1,999 sales last month in the five-county Pittsburgh area, which is a 2.2 percent decrease when compared to 2010.

During September 2010, there were 2,045 home sales in the area.

Meanwhile, the average sales price continues to rise.  As of September, that average price was $160,065 – which represents a 0.9 percent increase from last year.

Here’s some additional information on Pittsburgh real estate market activity lately:

• There was a 17.6 percent decline in new homes sales between September 2010 and 2011.
• About 2,900 homes were placed under sales agreement in September in a 13-county region, which is a 15.9 percent increase when compared to the same month in 2010.
• However, that increase in home sales agreements is not expected to be felt on the Pittsburgh real estate market until November or December when those buyers and sellers go to closing.
• During the month of September, existing home sales in the region dropped year-over-year as well – from 1,846 to 1,835.
• In Allegheny County, sales actually increased, from 1,175 to 1,205.
• There were also increases in Butler and Washington counties.
• Meanwhile, Westmoreland and Beaver counties reported decreases in existing home sales.

According to the article I recently read, a volunteer group called Friends of the Carnegie Library of Pittsburgh is asking city voters to approve a Nov. 8 referendum to raise property taxes by 0.25 mills to help save the library.

That means that a resident with a home valued at $100,000 will pay an extra $25 a year.

Carnegie Library, a historical treasure in Pittsburgh, has faced a lot of uncertainty in recent years because of the economic climate.

In 2009, officials proposed closing several branch but that decision was shot down by Pittsburgh residents.

The proposed tax would raise about $3.25 million a year to help maintain and operate the library.

I think this recent story is a great example of the kind of community-oriented, can-do attitude that Pittsburgh residents have.

That this group of Pittsburgh residents takes great pride in their local community and its libraries is really quite impressive, in my opinion.
